Why Moving to the High Desert Might Be Your Greatest Investment

HIGH DESERT INVESTMENT REPORT
Your Greatest Investment
Might Be in the High Desert

Priced out of L.A., Orange County or the Inland Empire? Thousands of families have moved up the hill to Victorville, Hesperia, Apple Valley and Adelanto, and the region is growing faster than ever. New highways, a massive new Amazon facility, new restaurants, coffee shops and shopping centers, and builders offering big incentives all point the same way. Here is why moving to the High Desert might be the best investment you ever make.

1. Your payment builds equity, not your landlord’s

When you rent, 100% of your payment is gone every month. When you own, part of every payment pays down your loan, and that becomes equity: money that belongs to you.

Example: on a $400,000 30-year loan at 6.5%, about $25,500 of principal is paid down in the first five years, just from making your regular payments. Any increase in your home’s value is on top of that.

Owners who bought here around 2019 have watched typical values climb from the mid-$200,000s to the low-to-mid $400,000s. Past growth doesn’t guarantee future growth, but it shows how quickly equity can add up in an affordable, growing market.

2. Already own here? Are you sitting on $100,000+ in equity?

Many High Desert homeowners who bought five or more years ago now have $100,000 or more in equity. That equity can become a big down payment on a bigger, newer home: more bedrooms, a pool, an RV garage or more land.

  • Lower your loan amount and keep your new monthly payment manageable
  • Put 20% or more down and avoid mortgage insurance
  • Stack it with builder incentives like rate buydowns and closing cost help
  • Have cash left over to pay off debt, furnish your new home or build savings

Room to grow: the Victor Valley is one of Southern California’s fastest-growing regions.

3. A booming economy and thousands of new jobs

The Victor Valley has become one of Southern California’s biggest logistics and distribution hubs, and the investment keeps coming.

  • Amazon in Hesperia: Amazon paid about $161.9 million for land on Phelan Road near Highway 395 and is building a nearly 2.5 million square foot facility, reported to be its first “Middle Mile” facility on the West Coast. It is expected to bring about 1,000 full-time jobs, and the City of Hesperia lists operations as anticipated in late 2026.
  • Southern California Logistics Airport (Victorville): home to an Amazon fulfillment center and other major distribution operations.
  • Hesperia Commerce Center: a 3.5 million square foot complex off I-15 on Caliente Road.
  • North Apple Valley and Adelanto: large industrial projects in the pipeline, including the proposed Lake Creek Logistics Center, projected to bring about 2,300 jobs (currently under city review).

More local jobs mean shorter commutes, more spending in local businesses and more people who want to live here, which supports home values over time.

4. Highway 395 is being widened

Highway 395 is the backbone of the west side of the High Desert, and it is getting a major upgrade:

  • Phase 1 (complete): about five miles from Chamberlaine Way to Palmdale Road in Adelanto and Victorville was widened from two lanes to four.
  • Phase 2 (2026 to 2029): about seven miles from I-15 to Palmdale Road/Highway 18, through Hesperia, Adelanto and Victorville, is being widened from two to four lanes with a raised median, turn lanes and wider shoulders. The $41.85 million project is expected to be finished in winter 2029.
  • Traffic on Highway 395 has been projected to grow about 90% by 2038, which is exactly why the region is investing in it now.

Better roads mean easier commutes, safer drives and more businesses wanting to build along the corridor.

5. Brightline West high-speed rail

Brightline West is building a high-speed train between Las Vegas and Rancho Cucamonga, with a Victor Valley station near I-15 and Dale Evans Parkway in Apple Valley and a planned Hesperia stop at Joshua Street. Rancho Cucamonga connects to Metrolink trains into Los Angeles. Service is currently projected for late 2029, and timelines on big projects like this can change.

6. New restaurants, coffee and shopping

Businesses are betting on the High Desert. National brands have been opening, or are on the way, across the Victor Valley:

  • Coffee: new Starbucks locations, including one at the new Adelanto Town Center at Highway 395 and Mojave Drive, plus Dutch Bros Coffee in Victorville and Apple Valley.
  • Restaurants: Raising Cane’s, Pollo Campero, Chipotle, Wendy’s, Panera Bread, IHOP and McDonald’s, plus Handel’s Ice Cream’s first Victor Valley shop in Apple Valley.
  • Shopping: Sprouts Farmers Market, Aldi, Hobby Lobby, Five Below and CarMax, and the region’s first Sam’s Club is planned in Hesperia.
  • Silverwood (Hesperia): a master-planned community planned for thousands of homes plus shopping and commercial space.

When national brands invest millions in new locations, it’s a strong sign they see long-term growth here.

7. New builds are offering huge incentives

Brand-new homes with incentives that can lower your payment.

High Desert builders are competing for buyers, and that means real savings for you. Depending on the builder and community, incentives can include:

  • Rates as low as 3.99%* on select homes through builder-preferred lenders
  • Rate buydowns paid by the builder to lower your monthly payment
  • Appliances included, such as refrigerator, washer and dryer
  • Closing cost help to reduce the cash you need to move in
  • Communities with no HOA, so there’s no extra monthly fee
  • Solar standard on new single-family homes in California, plus builder warranties
Tip: bring your own agent on your first visit to a new community. Many builders require it, and having someone on your side helps you get the best incentive package. Read my Resale vs. New Build guide.

8. Programs make it easier to get started

First-time buyer programs, down payment assistance, FHA and VA loans can help you buy with less money down. I work closely with local lenders to find the best fit for your situation, even if you think you’re not ready yet.
