Should you buy a brand-new home in a new community, or a resale home with land and room to spread out? In the High Desert, both options are great. There’s no perfect scenario; it really comes down to your preferences, your budget and how you want to live. Here’s everything you need to know to decide.
The High Desert new-build market right now
The Victor Valley is one of the most active new-construction markets in Southern California. Builders like Lennar, KB Home, D.R. Horton, Richmond American, K. Hovnanian, Legacy Homes and Pacific Communities are building across Victorville, Hesperia and Apple Valley, including master-planned Silverwood in Hesperia and communities like Sky Trail and West Ridge in Victorville. Dozens of homes are move-in ready, and many communities are advertising deals and recent price reductions.
Why new builds are winning right now
Lower rates. While the average 30-year mortgage rate was around 7.4% in mid-October 2026, High Desert builders are offering rates around 3.99%, 4.5% and 4.99%* through their preferred lenders. That can mean hundreds of dollars less per month.
Typical monthly payments on new builds:
- Up to about 3% in builder credits* toward your closing costs or to buy down your rate
- No HOA: nearly all new-home communities in the High Desert have no HOA, so there’s no extra monthly fee
- Community-style living: brand-new neighborhoods with sidewalks, parks and neighbors at a similar stage of life
- ADU casita options: select floor plans include a built-in ADU casita, great for parents, adult kids or rental income
- Move-in ready: new appliances, solar standard on new single-family homes in California, energy-efficient construction and a builder warranty

Why new builds are perfect for first-time buyers
If you’re buying your first home, a new build can be the easiest way in:
- Qualify for more home. A lower builder rate lowers your payment, which can help you qualify for a bigger or better home.
- Less cash to close. Builder credits can cover a big part of your closing costs, so more of your savings stays in your pocket.
- Stack your benefits. Builder incentives can often be combined with FHA, VA and down payment assistance programs.
- No surprise repairs. Everything is brand-new and covered by a builder warranty, so you’re not replacing a roof or water heater in year one.
- Lower monthly bills. Solar and energy-efficient construction help keep utility costs down.
- No bidding wars. You buy directly from the builder at a set price, often with move-in ready homes available now.
Why some buyers choose resale: land and space
Some buyers want a ranch-style home with land, and that’s where resale shines. Resale homes in Apple Valley, Hesperia, Oak Hills and Phelan often sit on half-acre to 1+ acre lots, with room for an RV, a pool, a shop, horses or privacy from your neighbors.
Planning for the future? If you eventually want to build an ADU, a resale home on a half-acre lot gives you the room to add one later for family or extra income. Resale sellers may also negotiate on price or offer credits.

Tips before you tour a new build
- Bring your agent on your first visit. Many builders require your agent to register you on your first visit, or you may lose your own representation.
- The sales rep works for the builder. Your agent negotiates price, upgrades and incentives for you, and in most cases the builder pays the agent’s commission.
- Ask about Mello-Roos. Even without an HOA, some newer communities have Mello-Roos (CFD) taxes. Get the numbers in writing.
- Still get a home inspection. New doesn’t mean perfect.
